AWD & Associates offers a one-on-one consulting service to individual investors, and small funds. The finance structure of property is the key to real estate success, and who better to help evaluate your current real estate portfolio to make sure in correlates with your goals than the finance experts, AWD & Associates.

The objective of the service is to make sure current property debt structure and operations are most effective, and to create a plan for future real estate portfolio expansion. Our consulting includes the following services:

  1. Initial Meeting. Discuss with the client their background, and investment objectives.
  2. Collect Appropriate Documents. The documents needed will depend on the client’s existing portfolio, and will be discussed at the initial meeting.
  3. Due Diligence.  AWD & Associates reviews the following:
    1. Personal Financials. Review Personal Financial Statement and Schedule of Real Estate. These documents help us determine current debt ratios, and what additional debt and financial investments can be taken on without over extending the client financially.
    2.  Existing Property Analysis. If client owns any existing property (including primary residence) AWD & Associates analyzes the current properties financials to see if current debt structure is most competitive, and if the properties are operating efficiently. AWD & Associates reviews rent rolls, operating statements, current mortgage statement (if applicable loan documents), and existing leases.
    3. Business Financials. If client is self- employed or a fund AWD & Associates will need to review the P&L and Balance Sheet of the company to review cash flow to determine what financially the client can qualify for as far as debt, and future real estate investments (i.e. down payments).
  4. Recap Meeting. Sit down with client to review real estate strategy.
  5. Execute. Take necessary steps with client to execute strategy
